Definition of Quitclaim Deed



The way to transfer the property (land) to another person (buyer) is known as a quitclaim deed.

 


There are some legal requirements in the quitclaim deed which usually includes the property description, the name of the seller who has the interest in selling and the name of the buyer who has the interest in buying. Mostly these deeds are used to transfer property directly from one person to another.

 


There are three types of deed namely,

  1. General warranty deed.
  2. Special claim deed.
  3. Quitclaim deed.
